Finally, after construction documents are approved, we administer the implementation of the construction documents to ensure each project is built according to the approved plans and specifications.
LAND PLANNING & SITE DENSITY STUDY
Our office studies potential sites for development through site analysis, review of local development standards, building types, and density studies. Our analysis of potential site development allows us to determine feasible locations for uses, open space, recreation, structures, and connections to the surrounding community. In addition, unwanted conditions and cost implications are identified through the site analysis process. Our architectural services in land planning are coordinated with the efforts of other project consultants and experts to provide a final design that addresses the needs of the Owner as well as the community.
Code Review
It is critical that site and building designs conform to a variety of federal, state, and local codes and regulations. Governmental and Agency codes, ordinances, and regulations are continually evolving. Therefore, it is crucial to identify and apply current codes and regulations to architectural design and site solutions. Our office systematically reviews and compiles the specific provisions of applicable building codes that will affect the design and construction of a building. It is one of the most critical tasks during the architectural design process. Code compliance for each project is different, as it is based on building type and what has been adopted and enforced in the jurisdiction where the project will be constructed. Therefore, as designers, we conduct exhaustive research, investigation, and consult with consultants and agencies to establish codes, rules, and regulations that apply to the design and construction of every individual project.
ACCESSIBILITY REVIEW
The accessibility regulations require places of residential use, public buildings, and commercial facilities to be designed, constructed, and altered in existing buildings to provide equal access for all. Our firm will design and review the applicable guidelines to make our residential designs and public areas accessible. Our office endeavors the use sustainable materials, efficient building systems, and renewable energy sources to maintain the health of occupants while reducing the harmful effects of development on the environment. This can be achieved through the implementation of green technologies, the use of renewable energy sources, durable materials, and the recycling of materials. The best green practice, however , is to reduce the amount of energy and resources consumed by the project. Our efforts, in this regard, have used sun harvesting, passive energy design and natural ventilation in our architectural designs. Together with our energy consultants, we will help our clients meet green building requirements, including energy efficient design and energy calculations.
Art Integration
Our office specializes in Community Design with the goal of creating inviting, relevant, and purposeful environments. A contextual approach and participatory design process lead to the discovery of design elements that make an architectural design meaningful and relevant to the residents and community. Integrating art into a project brings the community into the design process. Art adds humanizing, historical, educations, and comfortable scaled elements to a living environment. Art in architecture can be incorporated into the design of the building, featured on hardscapes, integrated into the design of the building, featured on hardscapes, integrated into indoor / outdoor furnishings, or stand-alone icons. The best examples of art come from the community and should be part of the physical design of the project.
