Dana Point, California

This development has the unique characteristics of being an infill development in a well-established neighborhood in Dana Point, California.  It is an example of smart planning making use of underdeveloped land and seamlessly incorporating it into the existing neighborhood and natural landscape.  The site’s steep terrain and particular location at a busy intersection presented a challenge to the architectural design.

The homes are situated on terraced lots to accommodate the steepness of the site. Plantable sound walls are incorporated into the rear slope of the homes to enhance the view from the thoroughfare and provide protection to the backyards from the traffic noise.  The homes’ layout also provides an additional buffer from the street noise.  The homes are designed to wrap around an internal open space, creating serene courtyards that provide tranquil outdoor space and visual amenity from both the interior and exterior spaces.

Plan 3 is an example of such smart design.  It offers a central courtyard with access from the dining and family rooms that serves as an extension of the interior living spaces to the outdoors, true to the outdoor Southern California lifestyle.  The rear of the home showcases a spacious family room with an open plan to a breakfast nook and well-appointed, family-styled kitchen, and easy access to backyard patios and barbecues.  A second floor loft provides additional private living space.  Fine architectural details such as ornamental ironwork, textured plaster, over-sized doors, fireplaces, and custom detail work provide the distinctiveness consistent with the fine craftsmanship of these homes.  This home has four bedrooms, three bathrooms, a powder room, and a second level laundry room.  Quality and attention to detail is discovered at every turn within these luxury homes.
