The Amici Apartment Homes are located in Irvine’s Cypress Village.  This project will be an excellent example of smart growth development with the inclusion of sustainable elements and pedestrian oriented planning.  High efficiency electrical equipment/lighting, low-water use plumbing fixtures and enhanced interior air quality features will be incorporated.  The open spaces encourage pedestrian use of the site with a large common area which includes a Club House, Exercise Room, pool, playground, courts and dog run.  The Amici Apartment Homes will reflect architectural style of Cypress Village area and will be a welcome addition to the surrounding neighborhoods .

The architecture is a Mediterranean style influenced by Italian Tuscan buildings with the use of stucco walls, mission barrel tile roofing and trellis elements.  The project is designed to be consistent with the surrounding residential and neighborhood buildings.   The architecture will be varied and inviting to both tenants and visitors. The development will consist of three-story residential buildings oriented toward a natural open space, courtyards and pool area.  The entrance to the site will be anchored with a Clubhouse.  The Clubhouse will provide management offices, lounge, game room, café and community kitchen and dining area.  The nearby Exercise room will be a state-of-the-art facility with a wide range of equipment, classes and training opportunities.  The Clubhouse, Exercise Building, Pool, Cabanas and courtyards will be the center of community activities.

The interior of the development will provide a pleasant pedestrian experience.  Walkways will link all the buildings with low-water use landscaping, views, courts and pool area. The architecture will feature barrel tile roofs, articulated walls, color variety, exposed wood elements and stepped facades to maintain proper scale with it surroundings.  On upper floors, residents will be able to view activities and natural environments from private balconies and windows.  Ground level units will offer individual patios.  The building features arched openings, window mullions, trellis canopies, recessed openings and stucco wall patterns with varied warm tone colors.

The site design works well within the Design Guidelines for the site.  All property setbacks are provided with vehicular circulation that minimizes the impact of cars.  Two driveway entrances are featured with parking evenly distributed throughout in open spaces, motor courts, garages and carports.  The two drive entries allows handicap and emergency vehicles to enter and leave the site without backing up.  The Southern California Edison easement is developed as a landscape amenity and buffer between the buildings and Nightmist.  The site and building designs will be fully accessible to the disabled.  Pedestrian walkways will link all site elements and community services with the apartments.  The buildings will have elevator access to all floors with apartment units designed for the disabled.

Overall, Amici Apartment Homes will complement the Cypress Village neighborhood with its varied architecture and integrate with the surrounding community with pedestrian activities, improvements along Sand Canyon Avenue and Nightmist with strong planned connections to and from the site.
